Do I need to replace my septic tank under the 2020 rules?
Possibly. Since January 2020, any septic tank that discharges directly into a watercourse (a stream, ditch or river) must be replaced or upgraded — usually to a sewage treatment plant, or by connecting to a drainage field. It’s most often flagged when a rural property is bought or sold. If you’re not sure where your system discharges, we’ll assess it and advise the most cost-effective compliant option.
What’s the difference between a septic tank and a sewage treatment plant?
A septic tank separates solids and lets liquid effluent soak away, but it doesn’t clean the water to a high standard — so it can’t legally discharge to a watercourse. A sewage treatment plant treats the effluent to around 95% clean, which means it can discharge to a watercourse where a soakaway isn’t possible. We install and replace both, and advise which suits your property.
How do I know whether I need a soakaway or can discharge to a watercourse?
It comes down to your ground conditions. A soakaway (drainage field) needs suitable, porous soil, confirmed by a percolation test. If your ground won’t take it, or there’s a watercourse nearby, a sewage treatment plant discharging to that watercourse is usually the answer. We carry out the site assessment and design the right solution for your plot.
How much does a septic tank or treatment plant installation cost?

Do I need planning permission or building regulations approval?
New or replacement off-mains systems usually need building regulations approval, and sometimes planning permission — particularly for new builds, extensions or larger systems. We work with building inspectors and the relevant local authority to make sure everything is compliant before we start.
How long does an installation take?
Most domestic septic tank or treatment plant installations take a few days, depending on ground conditions, access and any drainage field work involved. We’ll give you a realistic timeframe with your quote and keep disruption to a minimum.
